Stunning clifftop apartment development at Moffat Beach launched

If you find the luxury highlife appealing, a new Sunshine Coast home perched on a sea cliff won’t disappoint.

Five prestigious apartments have hit the market in the laidback neighbourhood of Moffat Beach in South East Queensland.

Lagune, the latest project by award-winning Brisbane-based Joe Adsett Architects, offers luxurious living within enviable proximity of gorgeous Moffat Beach and its well-known surf break.

Anne Flaherty, realestate.com.au economist, says given the size of these residences — each home occupying an entire floor — coupled with the location atop the headland, Lagune will attract plenty of interest from buyers.

“It’s obviously something pretty unique to have a full-floor apartment so close to the beach — it’ll likely cause a little bit of a stir,” Flaherty says.

A Sunshine Coast gem

Since the pandemic, Australians have become obsessed with lifestyle real estate in South East Queensland. When it comes to astounding price growth, areas on the Sunshine Coast and Gold Coast have topped the charts.

Moffat Beach has been no different. In fact, PropTrack data shows the median house price in the suburb rose 40% in the 12 months to October ’22, while rental prices increased by 20%. The unit median prices increased by 13% year-on-year, with rentals up 16%.

“That means that there is still plenty of demand in the area,” Flaherty adds.

But despite the surge in Sunshine State real estate, Moffat Beach has retained its quiet coastal village charms, explains Joe Adsett, director of Joe Adsett Architects.

The neighbourhood is still the kind of place where residents can walk the streets without dodging cars and know each of their neighbours by name, Adsett explains.

“The area is much like a laid-back coastal town,” he says. “It’s tranquil, but there are also lots of new cafes and things popping up, so there are great lifestyle opportunities as well.”

The major attraction is the beach. There’s a highly regarded point break for the surfing crowd but, on calmer days, the ocean is perfect for a kayak or paddle board. Meanwhile, the nearby Tooway Creek is always a great place for a family-friendly paddle. 

The neighbourhood is also only a short drive from major beachside destinations like Mooloolaba and Noosa, plus only 90 minutes’ drive from Brisbane.

Situated on Queens of Colonies Parade, Lagune is right in the headland, with breathtaking views that’ll never be built out.

“Each level is its own apartment with four bedrooms, so there is space for a diverse family group,” Adsett says.

“Inside, the heart of the home is a large open kitchen with a sizeable island bench, and each apartment boasts four bedrooms, so there’s plenty of room.

“We’ve designed the homes to be full of natural beauty and organic materials, but we’ve taken a minimalistic approach to creating a kind of clean coastal opulence.”

Wrap-around balconies add an extra 65sqm of outdoor space for entertaining. Residents also have access to private lifts, outdoor showers, a pool, and plenty of parking.

With very little new development in the area, the architecturally designed Lagune is something special, Adsett says.

“We knew that this area was untapped and that existing stock just didn’t offer the level of luxury that some buyers want, so when this site came up, we saw it as a great opportunity to do something extraordinary,” he says.

“People can use it as a beach house, but due to the sheer size of the residences, it’ll also be suitable to make a permanent home.

“They are just really charming beachside homes, where you can have your family grow up, or somewhere to spend your retirement close to this gorgeous beach.”
